Home Insurance Coverage Calculator
Estimate how much dwelling coverage you need to rebuild your home, plus what it may cost per year.
Why dwelling coverage ≠ market value
Your home insurance dwelling limit should reflect the rebuild cost, not the price you'd sell it for. Market value includes land and location, which don't cost anything to rebuild. Our calculator estimates replacement cost using your home's size, quality and local build costs.
Coverage you may also need
- Personal property — typically 50–70% of dwelling coverage for your belongings.
- Other structures — garages, sheds and fences (usually 10%).
- Loss of use — hotel and living costs while your home is repaired.
- Liability — protects you if someone is injured on your property.
- Water and flood backup — often excluded from standard policies.
Frequently asked questions
Should I insure my home for its market value?
No. Market value includes the land. Insurance should cover the cost to rebuild the structure — usually less than the market value in most markets.
Does a higher deductible lower my premium?
Yes, often significantly. A typical deductible is $1,000, but raising it to $2,500 can cut your premium by up to 10–20%, and $5,000 even more. Choose a deductible you could comfortably pay.
